The Buying Process

We have a solid experience in handling property transactions in Bulgaria and will make sure to make the legal process runs smoothly. The steps are the following:

Select a Property

To take the property off the market, you will need to sign our reservation contract and to pay €1,000 euros of deposit to our client‘s escrow account. This deposit is non-refundable.

Appoint a Solicitor

You will need to appoint a solicitor (we can recommend a few reputable and bilingual solicitors). You solicitor will create a company* on your behalf, which should about take 4 weeks.

Sign Preliminary Agreement

Once your company is created (but not fully registered with Bulgarian courts), you will sign the preliminary agreement and pay 25% of the purchase price. Your solicitor will finalise the registration of your company with Bulgarian courts.

Sign Final Agreement

Once your company registration is completed, you will sign the final contract and pay the reminder of the purchase price.

Note: The entire process can be done from abroad without any need to travel to Bulgaria.

Transaction Costs:

    * Creation of Bulgarian limited liability company: €500

    * Legal fees: €500-700

    * Stamp duty: 2% of purchase price

    * Other (notary, registry, etc,...): ca. 0.5% of purchase price

* At present, non-Bulgarians are required to create a company to purchase a plot of land or a house.
